Casitas could be your neighborhood – Tucson, Arizona

Tucson, Arizona (KGUN) – Whether you call it a casita, your mother-in-law’s home, or your grandma’s home, a housing unit (ADU) can come near your neighborhood.

ADU is a separate living unit that requires a kitchen, a bathroom, a living area and a sleeping area.

In our area they are known as casita.

They can be removed, installed, or installed within the primary residence.

Koren Manning is the Planning Manager for the City of Tucson Planning and Development Services. She says Casita can help increase the number of homes in the area without taking up more space.

“In this way, affordable living space can be created. Second, the accessory case is a model that works well for many people who want to age in place. Maybe move to a smaller unit. And it’s a way to develop and grow as a greener, more climate-friendly community, ”says Manning.

Currently, the zone code does not allow casita to be built in the city, but it can change with new proposals (there are some rules).

Under the suggestion:

  • A casita can be built in any residential area of the city (i.e. land with one or two apartments)
  • The maximum size of Casita is 1,000 square meters.
  • One parking space is required for each unit
  • Every newly built unit needs a cool roof

“I think it’s too fast …” said Tucsonan Hannah Glasston during the virtual hearing.
Grassston asks for more time and says he is concerned that his neighbors will move when Casita starts to get up.

Dianalet shares this concern.

“ADUs prior to 1948 are much smaller than 1,000 square feet, so we’re talking about a proposal that would do great irreversible damage to the personalities of our neighbors,” said Lett.

Some people are okay with making casita.

“I think our barrio people appreciate it, so I’m looking forward to it being affordable,” the woman said at a virtual hearing.

Tucson’s plans and development say they are also working on an amnesty program for those who wish to build casita on their property.

Daniel Versac, chief planner for Tucson City Planning and Development Services said:

Building a unit from scratch can cost anywhere from $ 50,000 to $ 150,000, Manning said.
