Comunale Properties develops 1st Phoenix industrial project

Comunale Properties entered the Phoenix industrial market with Chandler Connection, a 200,000 square foot project in Chandler, Arizona. The company has selected Stevens-Leinweber Construction for the development, which is expected to begin in July. Completion is planned for the first quarter of 2022.
The facility is located on Germann Road, next to Chandler Municipal Airport and one mile south of Loop 202. There are also two full diamond freeway junctions on Gilbert and Cooper Streets nearby, while downtown Phoenix will be approximately 27 miles away .

The project will have the capacity to house the entire 14,5000 square foot tenant building and will have a 32 foot clearance, 52 by 60 foot column spacing, dock height, and drive-in cargo. Butler Design Group is acting as the architect for the project, while Ken McQueen and Chris McClurg of Lee & Associates will handle the leasing efforts.
In a prepared statement, John Comunale, president of Comunale Properties said the company was successful with this type of industrial facility in Colorado and saw the same demand in the Southeast Valley, particularly from advanced manufacturers and last-mile operators operating in the Chandler sub-market interested in phoenix third densest.
According to a recent CBRE report, Phoenix is the country’s largest growth market in terms of big box leasing activities. The subway is one of the fastest growing in the US. Significant immigration from coastal cities is expected to continue to fuel demand for last mile industrial land across the metro.
