WinCo Foods acquires 11.59-acre Broadway site in Tucson for $18 million

WinCo Foods LLC acquired an 11.59-acre commercial site at 5205 E Broadway Blvd and adjoining parcels in Tucson, Arizona, for $18 million, closing the sale on August 6, 2026, according to Real Estate Daily News. The purchase, made from Sunbelt Stores Co. LP, is intended as a potential location for WinCo’s first store in Tucson.

The purchase includes three parcels totaling approximately 11.59 acres, or about 504,976 square feet of land, located at 5205 E Broadway Blvd, 99 N Beverly Avenue, and adjoining Broadway frontage near Craycroft Road in Tucson, according to Real Estate Daily News. The assemblage is improved with multiple commercial buildings totaling roughly 119,901 square feet, which house existing tenants such as Angry Crab Shack and Pei Wei Asian Kitchen, the report said.

WinCo Foods LLC acquired the property from Sunbelt Stores Co. LP in a transaction that closed on August 6, 2026, Real Estate Daily News reported, citing RED Comps research.

The total purchase price was $18 million, equating to approximately $1.55 million per acre or about $35.65 per square foot of land, according to the sources. The sale is recorded among third-quarter 2026 commercial real estate transactions in Tucson.

The site’s existing improvements include a primary building of approximately 107,825 square feet, along with two additional structures measuring about 6,026 square feet and 6,050 square feet respectively, the report detailed. These facilities currently support restaurant operations and other commercial uses prior to the acquisition.

While the transaction positions WinCo Foods for a potential entry into the Tucson market, the company has not publicly disclosed specific development plans for the Broadway property as of the August 27, 2026, report date. WinCo has not confirmed whether a grocery store will be built on the site, according to Real Estate Daily News. The acquisition is notable as the grocery chain, which is employee-owned, currently operates no stores in Tucson.

The assemblage’s location along the Broadway corridor near Craycroft Road places it on a major arterial route in Tucson, an area identified in regional commercial real estate reports as suitable for retail and grocery-anchored development, sources said. This acquisition is the first reported land purchase by WinCo Foods in the Tucson market.
