Chandler Business Park Expansion Sparks Traffic Concerns on Loop 202
Ryan Companies broke ground this week on the Chandler Freeways Business Park southeast of the Loop 202 and Interstate 10 interchange. Officials said the development, featuring two Class-A industrial buildings, is expected to increase traffic congestion amid ongoing Loop 202 widening and ramp closures scheduled through 2027.
The first building involves converting a 2004 office structure into an 87,600-square-foot industrial facility, while a second new building will add 102,875 square feet. The development is located southeast of the Loop 202 and Interstate 10 interchange, less than two miles from three full diamond interchanges, officials said. Features will include 26 dock-high doors, 301 vehicle parking stalls, full concrete truck courts, and high power capacity. Ryan Companies expects to complete the project by the fourth quarter of 2025.
The Chandler Freeways Business Park will include two Class-A industrial buildings totaling nearly 191,000 square feet, according to Ryan Companies, which broke ground on the project this week.
The Arizona Department of Transportation (ADOT) is simultaneously conducting a major widening project on the Loop 202 Santan Freeway, which is expected to affect traffic patterns in the area. The project adds two lanes in each direction between Price Road and Gilbert Road and one lane in each direction between Gilbert Road and Val Vista Drive. Officials said the project also includes widening bridges over Arizona Avenue, the Union Pacific Railroad, and the Consolidated Canal. The overall Loop 202 widening project is scheduled for completion in 2027.
ADOT has announced multiple ramp closures associated with the widening work. The westbound Loop 202 on-ramp from Cooper Road has been closed for about 60 days, and the westbound on-ramp at Val Vista Drive will close for approximately 60 days starting at 10 p.m. Friday, March 14. Additionally, the eastbound Loop 202 off-ramp at Arizona Avenue is scheduled to close for two months beginning Oct. 9, 2025. A weekend closure of eastbound Loop 202 between Price Road and Arizona Avenue is planned from 10 p.m. Friday, April 17, until 5 a.m. Monday, April 20, for pavement improvements. ADOT officials said ramp closures are staggered to avoid simultaneous closures in the same direction, minimizing disruption.
City of Chandler officials and ADOT emphasized that the business park’s proximity to multiple freeway interchanges offers immediate freeway access for tenants despite ongoing construction. The site is near major corporate users such as Avnet, Honeywell, Northrop Grumman, and Nikola, and benefits from access to an expanding labor pool, restaurants, hotels, and retail amenities, according to Ryan Companies.
Traffic impacts from the combined effects of the business park development and freeway construction have raised concerns among local stakeholders. Drivers on westbound Loop 202 coming from Cooper Road have been advised to consider detours during the ramp closure period. Meanwhile, the eastbound Loop 202 off-ramp to Alma School Road has recently reopened, according to an ADOT news release. Weekend closures scheduled for May will further affect sections of Loop 202 in the southeast Valley for pavement improvements.
The Chandler Freeways Business Park sits within an area with a complex transportation history. The Chandler Municipal Airport operated south of Loop 202 between Arizona Avenue and Alma School Road from 1928 until its relocation in 1947 to a site south of Germann Road between McQueen and Gilbert Roads, which opened in 1948. The Loop 202 extension itself involved land from the Gila River Native American Community, records show.
ADOT and the City of Chandler continue to provide updates on the Santan Freeway improvements as work progresses through 2027. The combination of infrastructure upgrades and commercial development aims to support the region’s growth, officials said, while managing traffic flow through phased ramp closures and lane additions.
