Chandler Business Park Expansion Creates 300 Jobs, Boosts Local Economy

Ryan Companies broke ground this week on an expansion of the Chandler Freeways Business Park, located southeast of the Loop 202 and Interstate 10 interchange in Chandler. The project converts a former office property into nearly 190,500 square feet of Class-A industrial space and is expected to create 300 jobs, boosting the local economy, company officials said.

The development consists of two buildings: one converting 87,600 square feet of existing office space and a new construction of 102,875 square feet. The project includes 26 dock-high doors, 301 vehicle parking stalls, full concrete truck courts, and reinforced speed bays designed to accommodate both semi-trucks and smaller commercial vehicles, such as UPS and FedEx trucks.

The expansion project will convert a former office property built by Ryan Companies in 2004 into approximately 190,475 square feet of Class-A industrial space, according to company officials.

Ryan Companies said the industrial park is strategically located southeast of the Loop 202 and Interstate 10 interchange in Chandler, less than two miles from three full diamond interchanges, providing direct freeway access. The site is also minutes away from several restaurants, hotels, and major retail options, making it a convenient location for tenants and employees. The project is designed to support 24-hour truck operations, with integrated warehouse lighting and speculative office suites included within the industrial buildings to provide flexibility for various tenant types.

Officials noted that the project will provide essential electrical infrastructure with capacity for high power, supporting advanced manufacturing operations. This infrastructure aligns with the growing demand for modern warehouse and distribution space in the region, particularly as the semiconductor industry expands. The development aims to meet market demand for logistics and distribution operations, according to Ryan Companies.

The Chandler Freeways Business Park expansion is expected to create approximately 300 jobs, company representatives said. These jobs will contribute to the local economy and complement other recent investments in the area, including Applied Materials’ announced $200 million advanced manufacturing facility in Chandler. Applied Materials plans to produce semiconductor equipment components and parts and expects to create up to 200 manufacturing, research and development, and service jobs over five years, according to company statements.

The industrial park is situated near several major employers, including Avnet, Honeywell, Northrop Grumman, and Nikola, providing immediate access to Chandler’s expanding labor pool. City records show that Chandler’s Airpark Area is the fastest growing employment corridor in the city, and officials have cited industrial park development as a key factor supporting the region’s semiconductor industry growth.

Construction on the Chandler Freeways Business Park expansion began this week, with completion expected by the fourth quarter of 2025. Ryan Companies announced that the project is part of a broader strategy to convert underutilized office space in response to reduced demand for traditional urban office buildings in recent years. The multi-phase development will proceed sequentially, beginning with the conversion of the existing 2004 office infrastructure into modern industrial use, followed by the construction of the new building.

The project’s design and location reflect a focus on meeting the needs of logistics, distribution, and advanced manufacturing tenants, officials said. With the inclusion of speculative office suites and high-power electrical capacity, the development aims to provide versatile space suitable for a range of industrial and commercial operations.
